Sun City Vistoso, is located in the Rancho Vistoso master-planned area of the Town of Oro Valley, Arizona, 14 miles northwest of the City of Tucson. The Del Webb built and well maintained active adult retirement community is on a 1,000 acre site with 36% of the space allocated to common area.
 
Smart Money Magazine rates the Tucson area one of the 7 recession proof places to retire.  CNNMoney.com ranks Oro Valley, Arizona number 44 out of 100 best places to live in their 2008 survey. They also list Oro Valley as 3rd out of 5 Biotech hot spots in the country.
A 6,715 yard par 18 hole 72 golf course designed by Greg Nash intricately blended with its desert base and the nearby Catalina Mountains are focal points. The Golf Club of Vistoso, Stone Canyon, and many other golf courses are nearby the community of Sun City Vistoso.  Catalina State Park is within a 5 minute drive for camping, hiking, picnicking, bicycling, horseback riding, and for plant/wildlife viewing. Urgent care, medical/diagnostic services and shopping centers are located nearby and more are under construction. A fire and police station with emergency vehicles are on site. The town of Oro Valley is responsible for streets, water and sewers. 

In addition to golf, amenities offered in Sun City Vistoso include miles of wide, clean streets and sidewalks ideal for walking and bicycling, two swimming pools, eight tennis courts, and craft rooms.  Three recreational facilities also offer, exercise equipment, many programs, clubs, and opportunities for active adults to enjoy.  Astronomy, Havurah, Hiking, Institute of Learning in Retirement, and Vistoso Computer Society are just a few of the many fine and interesting already established clubs.

Sun City Vistoso with a population of about 4,500 active adults is a completed community with 2488  homes, single family, garden villa and patio homes, range in living area from 1,000 to 2,700 square feet.  Homes for sale are currently offered at about $180,000 to $450,000. Many of the homes have already been remodeled, upgraded, and/or expanded. All houses have sidewalks and are one story. Some houses are available for rental and are listed in the Tipster.  Contact one of the
local Realtors or real estate agents to see the available homes and their prices.
 
Sun City Vistoso is governed by a seven-member Board of Directors elected by the residents. Day-to-day operations are managed by a professional full-time staff.

Under HUD’s Fair Housing Amendment of 1988, one person in the home must be at least 45 years of age. No resident under age 19 is allowed in permanent residence. The Annual Homeowner Dues of $1440 pay for the yearly running of the association. Residents' use of the
Golf Course calls for additional fees.

Sun City Vistoso also has two sub-associations, Ember Ridge and Green Tree Homeowners Association. The homes in these condominium HOAs are attached Garden Villas. In addition to the Sun City Vistoso dues owners in Green Tree pay $134 per month and in
Ember Ridge $120 per month. For the monthly dues, owners receive services that include trash pickup, exterior building and landscaping maintance, insurance, etc.

This is not the official website of the Sun City Vistoso Community Association. It is the website of a Sun City Vistoso resident of fourteen years, Ralph E. Hemminger. Its purpose is only to provide information and promote the community as a good place to live.

Before moving to Sun City Vistoso from the Chicago, Illinois suburbs, my wife and I visited many active adult retirement communities throughout the country. None compared. We have not regretted our move and you will not either, if you make Sun City Vistoso the place for your new home! I rank Sun City Vistoso number one as the best to live and retire in the world.
